As a committee of Kenmure Property Owner's Association (KPOA), the Kenmure Architecture Review Committee’s (KARC) primary objective is to keep Kenmure aesthetically pleasing, thus enhancing homeowner property values.

KARC serves as the appointed representative of KPOA to oversee compliance with the Guidelines for Construction of Single Family Dwellings as they relate to siting, living area, exterior appearance, and landscaping.

Homes Under Construction

RESPONSIBILITIES

  • Review site, architectural, and landscape plans, exterior color selections, and exterior construction materials for new single family homes to insure compliance with the Building Guidelines.
  • Building Plans Review
  • Prepare and approve the Kenmure Building Permit and the Certificate of Occcupancy, with the contractor and owner.
  • Conduct site inspections prior to site excavation and as construction progresses.
  • Approve exterior alterations or additions to condominiums, villas, and single family housing, including landscaping and tree removal. (In the case of condominiums and villas, KARC only acts after the approval of the alteration or addition by the applicable condominium association.)
  • Approve applications for installation of awnings, satellite dishes, and fencing.
  • Update Building Guidelines (available from the Real Estate office) on a periodic basis.
  • Approve new general contractors

    Chairperson and Inspections:

  • Schedule and lead KARC meetings
  • Interpret guidelines and work changes with the Kenmure Property Owners Association (KPOA)
  • Manage interfacing with the Security and Garbage (S&G) committee and
  • Kenmure Road Maintenance Committee (KRMC)
  • Ensure all KARC members are trained and meeting the intent of KARC
  • Manage special issues
  • Function as KARC representative to the Emergency Management Committees
  • Backup Landscape position
  • Take notes at KARC meetings and distribute to KARC, KPOA liaison, KSC, and KRMC member responsible for new construction
  • Ensure KARC contact information on the Kenmure.org website is current
  • Manage KARC files at the KPOA office

    New House Documents and Vice Chair:

  • Visit houses under construction to ensure guidelines are met and construction is proceeding on schedule
  • Update Houses Under Construction report with construction start and progress percentages
  • Manage all new construction complaints
  • Provide input to update Houses Under Construction information on Kenmure.org website
  • Inspect building sites for footprints and photograph original condition
  • Handle all requests to change BP’s
  • Issue 12/16 month letters; communicate with owners/contractors concerning delays
  • Process all refunds of construction deposits with KPOA Treasurer

    Architectural Design Advisor and New House Documents Partner:

  • Assemble package for KARC review (layouts, colors, materials, etc.)
  • Perform an architectural/compliance review of all new house documents for compliance with KPOA requirements
  • Backup New House Documents position

    Landscaping:

  • Physically check all questionable landscaping plans, including fencing-new and existing
  • Make decisions for approval or define changes required for approval
  • Make final inspections and authorize landscaping deposit refunds
  • Manage all existing house landscaping alterations and complaints
  • Backup Trees position

    Trees:

  • Handle all requests for tree removal
  • Activate tree contractor as needed
  • Manage all tree complaints

    Condominiums and Existing House Alterations:
